WASTE EFFICIENCY AUDIT
Built Environment Assessors will commence your waste audit by calculating your NABERS Waste Rating. NABERS Waste Ratings are available for office buildings or tenancies. The NABERS Waste rating system allows building owners and managers to assess the performance and efficiency of their buildings recycling programs and waste management systems against other buildings within the NABERS program.
The objectives of the NABERS WASTE rating system are as follows:
* To allow buildings to be assessed against the rest of the market recognition and in turn provide a competitive advantage for buildings with low waste production and effective recycling programs;
* To promote and encourage the implementation of industry best practice in the fields of waste management and recycling, with the overall goal being to minimise the amount of waste going to landfill;
* To rate a particular building based on its overall performance, by way of a simple waste audit; and
* To allow building owners and managers to brand their building as a NABERS Rated Building and promote the waste and recycling performance of the individual offices and tenancies.
How The Assessment Works...
During the audit, the collection of data will depend on the rating type that has been selected. The auditing principle is as follows: the material is audited (weighed) as it leaves or would leave an imaginary boundary around the space being assessed, or a more accessible and relevant location that captures similar information. This process includes materials that are stored in the space and are destined to leave the space but may be present at the time of the audit.
The most important consideration is that all waste materials are audited as they leave the space (or would leave the space if an alternative location is used), therefore if the material is re-used within the particular space where it is located then it is not included in the assessment.
What's required for your assessment?
NABERS assessors when preparing for the waste rating must assess floor plans to clearly define the layout of each floor within the building in order to allow for the determination of the final locations for all waste audits. These locations, whether centralised or decentralised, are then confirmed during a site inspection, and the locations of each sampling point for auditing and record keeping purposes are noted on the site plans. The final locations for the waste audit/s are selected by the assessor and not the client.
In the circumstances of a Base Building assessment where tenants may not be able to provide detailed site plans, the assessor must draft up site plans that at a minimum display the final locations of all waste audits within the building. If the client prohibits access to any area of the building regardless of the situation, this information must be noted on the record of assessment.

1. The amount of ‘materials generated’ (garbage, recyclables, re-use, etc) by a building.
2. How much of that is diverted from landfill/disposal (percentage of total materials generated).
The NABERS Waste rating system is based on a simplified waste audit. For the purpose of capturing accurate and representative data, Ten consecutive days are used to represent the behaviour of a building and its occupants throughout the year. Your actual waste audit will be completed by the auditor at the end of each business day and therefore should not disrupt the day to day performance of an office or its occupants. The results are then measured against the NABERS benchmarks and your building is allocated an official star rating that represents the overall level of performance at the time of the assessment.
What does my NABERS Waste rating actually mean?
Waste Rating = 5 stars
The building or office has implemented an effective and workable waste management system. The building or office achieved the highest possible rating during the assessment, and can be considered to be leading the industry in the management of the waste stream.
Waste Rating = 4 & 4.5 stars
The building or office has very effective waste management performance, and has managed to successfully implement effective strategies to manage the waste stream on a day to day basis.
Waste Rating = 3 & 3.5 stars
The building or office has higher than average waste management performance. The building or office is addressing particular aspects of waste management effectively, and overall reflects an awareness of the importance of reducing waste in the environment. However, additional waste management measures are still available.
Waste Rating = 2 & 2.5 stars
The building or office has been identified as having average waste management performance. The building or office may be addressing some aspects of waste management. The potential exists for significant improvement, and positive changes will have a substantial impact on your waste streams.
Waste Rating = 1 & 1.5 stars
The building or office has poor waste management performance. 1 & 1.5 stars is a poor rating, and there are significant management options that could be implemented in order to improve your waste management.
Waste Rating = 0 stars
The building or office has very poor waste management and sits outside the rating scheme. It is very likely that there are a range of simple management strategies that will significantly improve the overall waste management of the site and bring the building or office within the rating scale.
In addition to defining the site specific waste rating, the audit report will also present consumption and reduction options. Following the provision of the audit report you will then be presented with the option of submitting the audit for accreditation and certification by the NABERS authority, or investigating and implementing waste efficiency measures to increase your NABERS rating.

Once our assessors have developed and implemented a waste management plan, we will then monitor the waste streams to assess the effectiveness of each of the management measures outlined in the plan and also to ensure that the plan is being implemented appropriately by all staff. Once the effectiveness of the plan has been validated and we are sure that your waste efficiency has now increased, we will discuss the outcomes of the monitoring with management and propose the re-audit.
